Go slow
Remember to go slow at first, even if the song is easy. Like mentioned above, even simple songs require a certain amount of coordination to sing and play them well. If you start fast, you're immediately making it harder on you.
Have some patience to work on the entire song until you can build up to the actual speed of the recording. This applies to basically everything in music, including complex and intricate compositions. By starting slow, you will actually get to the desired speed much faster.
Use easy chords
Try to keep it to easy open string chords for the most part. In other words, if you see a C chord on a song, play the traditional (folkstyle) C chord. There is no need to go all the way up to the 8th fret to play a barred C chord, especially if you're just starting out.
Naturally, you can try different chord voicings and options as you progress. This principle is very similar to the one above. Take it step-by-step, slowly, and don't make it hard on yourself.
Pay special attention to chord switching
Switching between chords smoothly is a common problem for many beginners. Make sure that you focus exclusively on the chord switching for a bit. For instance, you may have trouble going from a Dm to a G. Take the time to focus on that chord change. Play a Dm without plucking the strings and slowly move it to a G chord. Pay close attention to how your fingers are moving and try to not lift them too high off the fretboard. Do this movement a few times until you get a handle on it, and then try it while playing the strings.
Those three tips will go a long way, so make sure you apply them. Remember to have fun in the process of learning these easy songs to sing and play on guitar. Keep in mind that consistency is key, so try to practice every day, even if it's just a little bit.
Feel free to incorporate new songs that may be more complex when you feel more confident. Each song you learn is an opportunity to work on different techniques like strumming, chord switching and hand coordination.
